Cost of Living in Spain - Renting/Mortgage
It is quite hard to give anything more than a rough guide to the cost of living in Spain. Prices vary greatly by area, with the cost of living much higher in the urban centers such as Madrid and Barcelona than in the rural Spanish villages and towns. Statistically Spain is ranked 3rd in lowest cost of living in Europe (behind Portugal and Greece). In the Spanish urban centers, the price of housing is high relative to the other costs of living. Spaniards who did not buy housing when prices were lower now find it necessary to pay more than half their average income to get average housing, which is a very high percentage. As a consequence, many Spaniards in the big Spanish cities live packed into quite small apartments and observe a social life centered in cafes and restaurants rather than their homes.
Because of the tremendous escalation in housing prices in larger cities, many people decide to rent a house or flat when they first move to Spain, simply because buying a property is such a big commitment. Rental costs in Spain are fairly low in most areas, and Spanish rental contracts usually give the tenants more rights and greater stability when compared with those in the UK rental contracts.
With the exception of a Paramount Places mobile home unit, If you rent a house in a tourist area in Spain, the rents will be high. You should be able to find out exactly how high they are by searching on the internet. In non-tourist areas, rent is usually 2.5-3.5% of the value of the property. For people who want to buy a home in Spain, Spanish mortgages are very cheap - currently starting at around 3% interest, which is much cheaper then the rest of Europe.
Long term, or vivienda rental contacts are always cheaper than short term contracts and they usually run for a year. After the first year, the tenants have the right to renew for up to 5 years and the landlord is only allowed to increase the rent by the rate of inflation. Usually, you may not leave the property within the first year without paying a penalty, but after that you will usually have to give one or two month's notice. Short term lets, or temporada contracts are intended for very short-term (i.e. holiday) lets, but you can find 1, 2, 3 and even 11 month "temporada" contracts. These properties will be more expensive than long-term rental properties, but may be more attractive to you if you don't like the idea of being tied to a property for a year. Also, it is worth knowing that a short term contract can often be changed to a long term one by a court either if there is a shortage of long-term rental accommodation in the area or if the landlord is deemed to be abusing the system by offer.
In addition to all the reasons listed above, another reason why many expatriates love Spain is the relatively low cost of real estate. Spain is one of the only places in Europe where you can still buy beachside properties for a reasonable price (i.e. less than $250,000). You would easily pay at least twice as much for a similar property in Italy or Southern France, and at least four times more in California! Not to mention that Spanish beaches are considered to be among the cleanest in Europe. Taking all of the above into account, most people will find that the Spanish cost of living is around 20-30% less than the cost of living in the UK, after rent or mortgage costs.
